Maintenance Director-Crofton, MD

Job Description

We are actively seeking a Maintenance Director to ensure completion of all projects and implement facility maintenance policies and procedures in an efficient, cost-effective manner. The Maintenance Director will safely meet residents’ needs and provide a functional, sanitary, safe, and comfortable environment.

JOB RESPONSIBILITIES:

Indoor Responsibilities

  • Prepare rooms for incoming residents
  • Clean carpets and floors
  • Paint as required
  • Move and clean furniture when necessary
  • Repair light fixtures, furniture, and minor electrical and plumbing problems as needed
  • Survey vacant units to ensure they are prepared for display
  • Complete service requests and requests from Executive Director

Outdoor Responsibilities

  • Blow all debris from parking lots and sidewalks
  • Turn over or replace the mulch when needed
  • Trim all hedges and trees once a month
  • Maintain all outside lighting, ensure it is in working order
  • Repair and/or clean the company vehicle as needed
  • Clean gutters when necessary
  • Remove snow and ice from sidewalks and parking lots
  • Survey and maintain the exterior of the building and grounds for cleanliness and curb appeal

Management Responsibilities

  • Complete monthly report for Executive Director
  • Complete work schedules for laundry, housekeeping, and transportation as required
  • Place orders for laundry, housekeeping, transportation, and maintenance as required
  • Assist Executive Director with development of maintenance budget
  • Ensure entire department is operating within budgetary guidelines, utilizing corporate approved vendors as needed
  • Adhere to preventative maintenance guidelines in accordance with company policies and procedures
  • Function as part of the management team (manager on duty coverage, presenting the community, planning and participating in staff meetings, planning and implementing marketing and community events) 

Safety Responsibilities

  • Accurately maintain the community’s MSDS program
  • Ensure the building meets all fire and safety regulations
  • Assist Executive Director in disaster and evacuation plans
  • Ensure the company preventative maintenance program is updated and proper logs are maintained
  • Ensure equipment and work areas are clean, safe, and orderly

SUPERVISORY RESPONSIBILITIES:

The Maintenance Director may be responsible for overseeing and delegating responsibilities to housekeeping, laundry, and transportation personnel.

 KNOWLEDGE AND SKILLS:

  • Dependable
  • Thorough knowledge of handling hazardous materials
  • Knowledge of heat pump, furnace, electrical, and plumbing repairs
  • Well groomed and ability to follow dress requirements
  • Pleasant, friendly, and helpful at all times ensuring proper and timely service

QUALIFICATIONS:

  • High school diploma or equivalent required
  • Minimum 5 years maintenance work experience, preferably in a health care setting
  • At least 18 years of age
  • HVAC Universal Certification preferred
  • Ability to work in an environment conducive to caring for residents without posing a substantial safety or health threat to self or others
  • Ability to manage team processes and promote a team environment
  • Must have a valid driver’s license and safe driving record
